Terms of Service
These terms explain what Thrissur Home Watch promises, what the customer must provide, and the limits of a scheduled visual property-care service.
1. The agreement
These Terms apply to services supplied by Thrissur Home Watch, operated by Joshi Thomas Konikkara. A service begins only after property assessment, identity and authority verification, acceptance of the confirmed quotation or plan, required payment and any necessary access documents.
The customer’s signed service schedule identifies the property, chosen plan, start date, visit window, approved contacts, access method and any property-specific instructions. If a property-specific written term differs from these Terms, that specific term applies only to that property. Nothing in these Terms removes rights that cannot lawfully be excluded.
2. Eligibility and service area
Published residential prices apply to one property up to 2,000 sq. ft. within 20 km by road from Swaraj Round, Thrissur, subject to assessment. Larger homes, substantial compounds, multiple buildings, commercial properties, hazardous conditions and locations outside the core zone require a separate written quotation.
The customer must be at least 18 years old and be the owner or otherwise legally authorised to instruct us and grant access.
3. What home watch means
Home watch is a scheduled visual inspection and coordination service. We use the agreed checklist, report visible conditions and send dated photographs or video according to the plan. It is not continuous monitoring and cannot guarantee prevention or discovery of theft, trespass, fire, leakage, pest activity, structural failure or other loss.
We are not a security agency, engineer, surveyor, valuer, insurer, advocate, medical provider or emergency service. We do not conduct destructive testing, certify systems or provide expert diagnosis. A concern may require a qualified specialist.
4. Visits, reports and cleaning
- Visits take place within an agreed service window, not at a guaranteed exact time.
- Reports are normally sent within one working day unless connectivity, safety or another stated reason causes delay.
- Essential includes one inspection and one supervised routine cleaning during the same monthly visit, up to five total worker-hours.
- Premium includes two inspections and two supervised routine cleanings monthly, one during each visit and each up to five total worker-hours.
- Annual includes two inspections monthly and one supervised deep-cleaning session during one of those visits, up to six total worker-hours each month.
- Worker-hours are the combined working time of all cleaners. Two workers for 2.5 hours equal five worker-hours.
- Labour and standard consumables are included only within the published scope. Specialist chemicals or equipment, stain removal, upholstery or carpet shampooing, high-level or exterior work, heavy waste removal, moving heavy furniture and extra time require approval and a separate quotation.
- Unused visits, cleaning sessions and worker-hours do not carry forward.
Priority areas are agreed at onboarding. Completion of every requested task within the time allowance is not guaranteed where the property condition or access requires more work than reasonably expected.
5. Customer responsibilities
The customer agrees to:
- provide accurate ownership, identity, property, occupant, hazard and emergency-contact information;
- maintain suitable property, building, vehicle and public-liability insurance;
- keep utilities, alarms, gates, equipment and vendor warranties valid where needed;
- disclose internal cameras, animals, hazardous materials, fragile areas and anyone who may enter or occupy the property;
- obtain necessary consent from co-owners, residents, associations or tenants;
- provide safe, lawful access and notify us promptly of changed locks, codes or instructions;
- review reports and respond promptly to requests for decisions or spending approval; and
- not ask us or a vendor to perform unlawful, unsafe or unauthorised work.
6. Keys and access
If we hold a key, the separate Key-Custody Policy applies together with a signed authorisation. We may refuse entry or stop work if access appears unauthorised, unsafe or inconsistent with current instructions.
7. Vendors, quotations and commissions
Outside contractors remain independent vendors responsible for their workmanship, qualifications, insurance, pricing and warranty. We will not approve work on your behalf unless you have authorised the work or it falls within a written emergency spending limit.
You may pay a vendor directly or ask us to pay from a customer advance. We record amounts used, provide available invoices or receipts and return or carry forward any unused balance only with your written consent. Our coordination or supervision fee is separate from the vendor’s price.
If Thrissur Home Watch may receive a commission, referral fee, discount or other benefit from a vendor, we disclose its nature or amount separately before you approve that work. It is charged or received separately and is not silently credited against or hidden inside our coordination fee.
8. Fees and payment
Plan fees are payable in advance unless the written service schedule states otherwise. Essential and Premium carry a one-time ₹5,000 onboarding and baseline-assessment charge. The charge is waived for the Annual plan. Add-ons, repairs, materials, government charges, vendor fees, extra supervision, out-of-zone travel and applicable taxes are additional unless expressly included.
We may pause future visits after written notice if an undisputed invoice is overdue, while taking reasonable steps regarding any key already in our custody.
9. Urgent conditions
We notify the customer or designated emergency contact when we observe a condition that reasonably appears urgent. We do not promise 24-hour attendance or resolution. Response depends on service hours, distance, weather, access, safety and vendor availability.
Without timely customer approval, we will not normally spend customer money or order work. Where the customer has set a written emergency limit, we may arrange reasonable work within that limit but are not obliged to do so if attendance or action is unsafe, unlawful or unavailable. Immediate danger should be reported directly to police, fire, ambulance, electricity or other appropriate emergency services.
10. Service changes, postponement and access failure
We may reschedule a visit affected by severe weather, public restrictions, unsafe conditions, illness, transport failure or another event outside reasonable control. A visit postponed by us will be rearranged and will not be treated as used.
If the customer or property prevents access, we will document the attempt and offer one reasonable rescheduling opportunity within the same service period, subject to availability. Repeated access failure or unsafe conditions may lead to suspension or termination.
11. Responsibility when something goes wrong
We are responsible for performing the agreed service with reasonable care and skill. Please report a concern promptly so we can investigate records and, where appropriate, repeat or correct our own service.
We are not responsible for pre-existing defects, concealed or inaccessible conditions, normal deterioration, inaccurate customer information, failure by an independent vendor, or loss that a scheduled visual visit could not reasonably prevent or discover. Any limitation is subject to applicable consumer law and does not exclude responsibility that cannot legally be excluded, including for fraud or deliberate misconduct.
12. Cancellation and termination
The published Cancellation & Refund Policy forms part of these Terms. We may terminate or refuse service for unlawful instructions, material misrepresentation, threats or abuse, persistent non-payment, lack of authority, unsafe property conditions or serious breach. Where we end a prepaid service for reasons not caused by the customer, unused prepaid service and unused customer advances will be refunded.
13. Privacy and communications
Our Privacy Policy explains how we handle personal and property information. The customer authorises normal service communications by telephone, email or WhatsApp. Marketing messages require separate permission and may be stopped at any time.
14. Complaints, law and jurisdiction
Please send a complaint to care@thrissurhomewatch.com. We aim to acknowledge it promptly during service hours and provide a substantive response within 30 days.
These Terms are governed by Indian law. Courts and competent consumer authorities in Thrissur, Kerala may have jurisdiction, subject always to any mandatory right the customer has to approach another competent consumer commission, authority or court.
15. Changes
Changes normally apply from the next renewal and will be communicated in advance where material. The price and scope confirmed for an Annual plan remain protected for that contract year unless both parties agree otherwise in writing or a change is required by law.
