Vacant-home inspection and property care in Thrissur.
Our services are made for homes that stay locked, are used only during visits to Kerala, or need dependable local coordination while the owner lives elsewhere. Each service has an agreed scope, a visit schedule and an approval process.
Property watch inspections
The core of every plan. A repeatable visual check, recorded and sent to you.
- Visual inspection of the outside and inside areas we can reach.
- Checking for visible seepage, damp, pest activity, signs of forced entry and obvious damage.
- Visual review of doors, windows, reachable locks and agreed utility indicators.
- Ventilating the house during the visit where it is safe and you have allowed it.
- A dated photo report. Video reporting depends on the plan you choose.
- Immediate message to you when we see something serious.
Maintenance coordination
We do not carry out repairs ourselves. We report visible signs of a possible problem, arrange a suitable outside vendor after approval and keep a record.
- Observing visible maintenance concerns and explaining what we can see, without claiming a specialist diagnosis.
- Getting or arranging quotations from suitable outside vendors when you ask.
- Arranging access after you approve the work.
- Before-and-after documentation where you have asked us to supervise.
- Vendor labour, materials, specialist advice and extended supervision are extra costs.
- You may pay the vendor directly or ask us to use an approved customer advance. Available bills, receipts and unused balances are recorded.
- Any vendor commission or referral benefit receivable by Thrissur Home Watch is disclosed separately before you approve the work.
Arrival-ready services
- Property inspection before you arrive.
- Coordination of cleaning, garden work and basic utility readiness.
- An arrival checklist and a confirmation report.
- Provisions or other preparations on quotation, where approved.
Key and access custody
- Offered only under a signed key-custody authorisation and our published Key-Custody Policy.
- Keys are coded and recorded, never labelled with your address.
- Access is limited to authorised people and approved purposes.
- Every third-party entry follows the agreed process and depends on availability.
Optional add-on coordination
Arranged on request and quoted separately from your monthly plan.
Garden and compound care
Coordination of grass cutting, pruning and general upkeep of the compound.
Pest control and specialists
Booking and supervising licensed specialists for treatment work.
Vehicle care
Battery, tyre and service coordination under a separate written protocol.
Courier or document receipt
Receiving an important item during a scheduled visit, where you have authorised it.
Monsoon readiness
Seasonal checks of reachable roof and drainage areas before heavy rain, with preventive work arranged after approval.
Service limit
Thrissur Home Watch is a visual property oversight and coordination service. It is not a security guard, police, fire, medical, engineering, valuation, legal, insurance or guaranteed emergency-response service.
We do not open inaccessible structures, carry out destructive testing, or certify electrical, structural, plumbing or other specialist systems. Vendors remain responsible for the quality and warranty of their own work.
